Each existing or potential property in an investment portfolio requires rigorous analysis to understand its full development capacity and subsequent potential for additional value.
A simple mathematical application of the planning controls may often be misleading as it fails to take into account the full complexity of a site’s specific physical, urban and natural conditions, or the possibility of overlapping and contradictory planning controls. We analyse these specific conditions and through design test a variety of planning, spatial and commercial opportunities.

Tzannes has provided urban design and architectural feasibility advice to many government and public institutions.
As part of this advice we have assisted in the preparation of planning policy, strategy and development controls as well as participated in design excellence assessments, particularly competition jury services. We have provided property assessments of public assets for development or disposal and advised on the design of urban infrastructure including major transport systems.
